Cowichan Valley communities may be smaller than those found in the Capital Regional District, however, they offer unparalleled access to Vancouver Island’s diverse natural landscapes and all the associated outdoor excitement. Many rural hamlets and isolated farming operations can be found dotting the beautiful countryside areas beyond city limits.

Real Estate

Ocean front properties offer the most stunning views of the Saanich Peninsula and Mount Baker. Properties tend to run on the larger side, offer excellent privacy and creative integration with nature. The area has predominantly single detached houses at 77% followed by walk up condos at 8%, mobiles at 5%, row houses at 4%, semi-detached at 3% and duplexes at 3%. Ownership occupies 79%, renters are 20% and band housing is 1%.

Schools

Cowichan Valley has it's own school district: School District #79. There are approximately 7800 students in a mainly rural area in 20 schools. There is a strong french immersion program which grows every year. There are 15 elementary schools and 5 secondary schools. 

Location

Cowichan Valley Regional District is located north of the Victoria Regional District and includes Shawnigan Lake, Malahat and Mill Bay, Ladysmith, Duncan, Crofton, Maple Bay, Genoa Bay, Cowichan Lake and Bay, Cobble Hill and Chemainus.
